I Read the News Today; Oh Boy

So, to coin a phrase, let’s talk about “ fake news.” I’m going to dispel common contractor’s bull. Read my few short tips and you will never fall prey to a “conman” again!

  1. Never substitute cheap goods on any job! Do not let any contractor talk you into a cheap (read “inferior”) product. Trust me, when it falls apart quickly (and it will), you will have to pay double to tear it out and do it the right way. (And… you will be charged AGAIN to do that.)
  1. Don’t cover up a problem “with lipstick” and think it’s resolved. Case in point, placing fiberglass inserts over an old bath and shower area and thinking you have a new bathroom. We have all seen the advertisements; promising you great results, if you just “cover up your old tub.” I have seen the finished product. Trust me, it doesn’t look (or wear) as promised. And always remember, in the end, it is cheaper to do things the right way, the first time,
  1. I beg you, please don’t place new granite countertops on old kitchen cabinets and think you’re going to convince yourself (or others) that you have a new kitchen. It looks strange, and I can guarantee you that in the end, you won’t be happy. More than that, you will be sorry.
  1. Don’t think you can paint cinderblock walls and cement floors and call it a finished basement. It is just not possible.
  1. Never let a contractor tell you to order everything and they will install it. Unless you are a contractor yourself (and most homeowners are not), how would you possibly know what to order? (What measurements? What products?). First you are left waiting for your parts to come in. And then you are left waiting for the contractor to come back to begin the job. Many contractors do business this way. I have heard the horror stories. Trust me when I tell you, it is a recipe for disaster. You do not want to learn this the hard way.

Think about it. Why do you hire a contractor to remodel a kitchen, a bathroom, or finish a basement? Because you don’t know how to complete the task yourself, or you just don’t have the time. You want a quality product. You deserve that! You are going to do this one time. Do It Right!

AULD LANG SYNE-AKA/NEW YEAR RESOLUTIONS

So, as always, time flies! 2017. It is a new year and in looking back and taking stock of your life… these might be some of the thoughts going through your head. The stock market is doing pretty well. My mate, the kids and I have a happy, healthy and joyous life. Work is fun. Well, some of the time. I have so much hope for the future. So why do I procrastinate? How can things be going so well, yet I let my house get so run down? The bathrooms are the original builders grade; tasteless and poor quality. The kitchen is embarrassing, even for our own family, let alone when we have company over. And, if I am being honest with myself, the needs of my family have grown and we could definitely use more space. The kids are growing and they need a place to play; away from the adults. Please!

Take Me Home

Have you toyed with the idea of buying a fixer-upper home; and doing just that; fixing it up (either to keep or for resale). It is a great dream, isn’t it? But, there is a lot to consider before taking that big step.

Let’s break it down for you:

No matter your reason for the purchase, there are necessary considerations. If you can take an honest look at some important questions, and become knowledgeable with what is at stake; you might just find that a buying a fixer upper is the right move for you!

Whether you are planning to live in the home or sell it, you do need to check out the neighborhood. Check with a realtor. What is the neighborhood like? What are the schools like? What are the comparable homes selling for? (If not immediately, one day you might want to sell the home, and you would like to make a profit).

Have a contractor walk through the house with you, so they can give you an estimate on all that needs to be done to the home, and the costs associated with that. This can give way to discussions on what “must be done” vs. “what can be done”.

As you walk through the home together, your contractor will assess what the foundation of the home is like, and what needs to be replaced. What is the flooring like? What are the conditions of the walls (i.e. is there old wall paper or paneling that needs to be removed, and the walls repaired?) Was lead based paint used? Is there asbestos that must be removed? What is the electrical system like? Is there old wiring that needs to be replaced or upgraded? What is the plumbing like? Do you need to move pipelines, or can appliances remain in the same place? How old is the furnace, the air conditioning and heating system? What is the condition of the roof? Does it need to be replaced?

Your contractor will also advise you as to whether you need architectural plans, and what permits are needed for your project.

And yes, that is before you start the process of “making it beautiful”.

If you pick the right contractor, they will be honest with you, while helping you remain within your budget. You can decide together where you need to save and where you can splurge; as all cabinets, floorings, lighting, appliances, etc. are available for all budgets.

Let Me Count The Ways

Do you look around you and think “my house is in need of a change”. “If only I had the money to remodel”? Making changes in your home is easier than you think. And you can do that on any budget. Most people don’t realize that minor changes can have a big impact. You truly can get a lot of bang for your buck. You just need to start thinking creatively.

Let me help you count the ways:

  1. A fresh coat of paint can brighten any room.
  2. Paint or wallpaper the ceiling
  3. Add new lighting. Search flea markets and antique stores for unique one of a kind lighting.
  4. Add ceiling fans.
  5. Renew your bathrooms, change your accent colors. Buy new towels, trash cans and soap dispensers. Add some art to the walls.
  6. Re-caulk your bathtubs and showers. Change the mirror in your bathroom.
  7. Change the faucets in the bathroom or kitchen.
  8. Update light switches. Are you artistic? Paint your own.
  9. Are your couches or chairs still sturdy but worn? Add new slipcovers.
  10. Add new pillows to your couches. Stretch your budget by adding small and large pillows.
  11. Adding crown molding to your home will update your look while adding style and value.
  12. Add wainscoting to walls and change the look and style of any room.
  13. Don’t discount the garden store. Add house plants to your home.
  14. Take a look at artificial trees; intended for indoor use. They can make quite a statement.

Workin For a Living

In my thirty plus years of renovating homes, I can honestly say most of those rooms are designed to accommodate the families need for fun, relaxation and socializing (i.e. kitchen, dining room and basement renovations). However, almost all families also have the need for a workspace in the home.

Whether you are self-employed and require a home office (think: writer, therapist, accountant), whether you are an artist, photographer or an architect (think: design studio) or whether you just need a private space to make phone calls and pay bills, you can create a home office that is comfortable and efficient to conduct your business and meet your needs.

Where do you begin? Start to consider your needs and make a list that you can review with your contractor.

  • How much space do you need?
  • Do you want to convert a guest bedroom to an office, a garage that you don’t use to house cars, or do you have an underutilized area within your home (maybe in the basement?)
  • Think about your business; will you have clients visiting you?
  • How much storage space do you need? (Organization is the key to great productivity).

Give some thought to how you want to decorate your home office. Home offices should complement the other rooms in your home. It should also reflect your personality. If your home is traditional in nature, you might want to continue that look in your office; utilizing warm woods and comfortable chairs. What makes you feel your most productive. Buy a few pints of paint. Try them out on your walls. Sit with it for a few days. This is your office, your special space. Pick whatever colors make you happy!

Other things to think about when you are creating your home office:

  • Think about lighting. Good lighting is essential for productivity. Do you have a window for natural light, or do you need to have daylight replacement lights?
  • Think about office furniture. What kind of desk do you need (Does it need to support a computer, a printer and fax machine)? What work items do you need on your desk?
  • What about the desk chair. You will want to choose one that is ergonomically designed to promote your health and well being.
  • What storage do you need? Do you need file cabinets, shelves, book cases? Do you want built in cabinets or free standing shelf space?

In considering a contractor, speak with your friends, ask for referrals, even inquire about reliable contractors at your local Home Depot. Check contractor’s references, ask about their reliability and work ethic. You want to get it right the first time.
